Greenfield Tower expands Greenfield District’s CBD landscape

Greenfield District has added another landmark in its CBD landscape with its 30-storey Greenfield Tower which has a gross floor area of 65,765 square meters of prime office and retail spaces which are now ready-for-fit-out.

This high-rise building at the corner of Mayflower and Williams Streets in Mandaluyong City’s thriving business district is the latest in BPO/Office building innovation. Designed to handle one person for every 4.5 square meters of leasable space, the tower enables its Lessees to operate each office level by quadrant, as they are provided with separate utility meters and VRF-type airconditioning units.

These levels have a floor-to-floor elevation of 4.5 meters. This generous headroom allows the Lessee to install their cabling alongside the airconditioning ducts and lighting system, and still achieve a ceiling height of 3 meters (or about 10 feet).

The building is designed to house 6-levels of retail floors. In addition, there is a restaurant on the 30th floor. All of these contribute to the enhancement of the working environment in the tower.

Each floor at the Greenfield Tower has a gross leasable area of more than 2,000 sqm. The building is designed for Corporate Headquarters and/or BPO operations, with provisions for services from three telecommunications providers utilizing two separate telecom risers, remote from each other. The five (5) generator sets (4 active, 1 stand-by) each have a capacity of 2,000 kilowatts, and are provided with a synchronizer to optimize operations. The system has an 8-hour day tank and is backed-up with a fuel tank good for 2 days. This enables the building to provide emergency power to the Lessees for 56-hours, before refueling.

Greenfield Tower was built with the Lessees’ convenience in mind. The building is fitted with Mitsubishi’s elevators and escalators for its conveyance system. The high and low zones are each provided with six (6) high speed elevators, or a total of twelve (12) for the office levels. Through the use of an Elevator Traffic Management System, the occupants are directed to the designated elevator car that will minimize the travel time to their destination floor. There are also two elevators for the parking levels in the basement. The Main Lobby up to the third floor are provided with two freight elevators. In addition, there is an escalator system for the said floors (lobby up to the third floor). The 5th and 6th floors are serviced by the low-zone elevators. Parking will not be a problem, as the building has 5 basement levels with more than 500 parking slots.

The building is fitted with a fire detection and alarm system, as well as a sprinkler system on all floors. As an added safety measure, the building has three fire escapes per floor that are remote from each other, and a service/ fireman’s elevator that connects to all floors of the building.

Having a spot in Greenfield District, the 15-hectare master planned development tucked at the corner of EDSA and Shaw Boulevard, makes Greenfield Tower an ideal BPO site for both outsourcing and offshore companies and professionals. The entire mini-city has a built-in fiber optic infrastructure for high-speed connectivity throughout the district. Such fast and dependable internet connection enhances the competitive edge of any BPO business like the one being enjoyed by initial locators Teletransform and ECCL Singapore Pte. Ltd – ROHQ.

Greenfield Tower is accessible from EDSA via either Reliance or United Streets, both of which connect to Mayflower Street, or via Williams Street, which leads directly to the building. The neighborhood is replete with retail establishments, hospitals, schools and lifestyle centers. In Greenfield District, retail establishments are also available in the Pavilion Mall, The Square, The Hub, The Portal, Soho Central Retail Podium, and Zitan Retail Podium.

Nearby residential options are Zitan, Soho Central and Twin Oaks Place, the latter being first residential condominium building in the country with every unit having fiber-to-the-home (FTTH) connectivity for home automation and unparalleled WiFi connection. FTTH also allows residents to monitor and manage their homes from anywhere in the world through mobile phone apps.

Greenfield Tower itself is green building-compliant. Complementing such appeal is its being situated within a master-planned community. Greenfield District is designed to have a sizeable allocation for open spaces, green areas, pocket parks, tree-lined roads and a network of linkages for an eco-friendly atmosphere.

The office building’s proximity to major thoroughfares also makes it accessible to mass transport systems, including the MRT-3 along EDSA, and to other business districts. Ortigas Center is just a kilometer away while Bonifacio Global City and Makati City are about four kilometers south.

With urban comfort, nature-rich city living, and state-of-the-art connectivity, Greenfield Tower meets any BPO locator’s and/or Corporate Headquarter’s ideal standards for a productive and healthy workplace.
